When Terra Group acquired the 5.4-acre site to develop Park Grove in 2013, they sponsored a design competition among many high-profile architects. The finalists included Office for Metropolitan Architecture (OMA) by Rem Koolhaas and Shohei Shigematsu, Ateliers Jean Nouvel, Christian de Portzamparc and Diller Scofidio & Renfro. The winning proposal by OMA was for six organically shaped towers inspired by a literal “grove” of trees.

In Park Grove, OMA saw an opportunity to create not merely a residential development, but a work of intense intellectual rigor that would be a clear departure from almost all other properties taking shape throughout the city. After careful study of the neighborhood and local geography the final three-tower design celebrates the natural setting with sophisticated ambiance. Although these structures are undeniably modern, their flowing facades seem to grow upwards from the earth. In addition to a pleasing aesthetic, the buildings’ shapes also offer unique perspectives and panoramic views of the landscape and waterfront from the ground floor all the way to the penthouses. Acclaimed international landscape designer, Enzo Enea, then sculpted the five-acre site to further reflect Coconut Grove’s bohemian, tropical character with lush trees and plantings and sculpture-filled gardens overlooking Biscayne Bay.

Less Is More

Throughout the years, Terra has followed a right-sized approach to development that prioritizes matching the scale of a project to the surrounding neighborhood. Often, this means opting in favor of lower density rather than pursuing the highest-possible profit, choosing instead to find a balance that still pushes towards progress, but still respects the people and atmosphere of a given space. This was most definitely the case with Park Grove, which was originally zoned for up to 900 total units, a density that was reflected in OMA’s original six-tower design proposal. Terra wanted to make sure Park Grove maintained a sense of connection with the Coconut Grove community, and the design was revised so only three towers were built with a total of 271 units.

Community Impact

Development impact fees for Park Grove created funds for the City of Miami to create Regatta Park along Coconut Grove’s Biscayne Bay waterfront. For decades, the space had been previously underutilized by a small, outdated convention center, and little to no shoreline access for the public. The new Regatta Park contains multiple walking and bike paths, ample outdoor seating and shade, picnic areas, open play space, and a public boat ramp all adjacent to the historic Miami City Hall building. The park has since prompted additional redevelopment of the surrounding area with new restaurant and retail destinations designed to further activate the waterfront, increase property values, and provide additional tax revenue for future infrastructure, public works, and community-oriented spaces.

Artist Spotlight

The thought-provoking work, The Three Poets, is an iconic element of Park Grove created by Barcelona-based artist, Jaume Plensa. For more than 25 years, Plensa has created a number of site-specific sculptures and installations for prominent outdoor spaces that seek to unify spirituality, literature, and art. He says he created the whimsical Poets to be “something so beautiful that people have an immediate reaction to it” and he imagines the figures as conferring with one another about music, dreams, and poetry. Positioned directly at the front of the property, The Three Poets is a piece of Park Grove appreciated by thousands of residents, commuters, and visitors each and every day.

Colin Cowie

Enzo Enea

Swiss-born landscape designer Enzo Enea is renowned for creating livable outdoor spaces that blur the boundaries between structures and their surroundings.

Among projects Enea has completed worldwide are Miami’s Simpson Park and landscaping for the University of Miami’s School of Law. Accolades include multiple awards at the Giardina show in Basel and Zurich, and from London’s Chelsea Flower Show. As landscape architect for Park Grove in Coconut Grove, his bold, environmentally sensitive design produces a harmonious blend of the wild and the built environment.

Meyer Davis

Meyer Davis is a globally recognized New York City-based design boutique specializing in residential, hospitality, retail, and workplace environments. Founded in 1999 by Will Meyer and Gray Davis, the firm has established itself at the forefront of high-end commercial and residential design practices, throughout the U.S. and abroad.

Terra has collaborated with Meyer Davis on a number of interior and amenity design projects including Park Grove, THE WELL Bay Harbor Islands, and Mr. C Residences in Coconut Grove & West Palm Beach.

Rem Koolhaas

Founded in 1975 by Dutch architect Rem Koolhaas and partners, the Office for Metropolitan Architecture (OMA) has become one of the world’s most revered architectural and urban design practices with offices in Rotterdam, New York, Beijing, Hong Kong, and Doha.

In 2000, Koolhaas received the Pritzker Architecture Prize—the industry’s most prestigious award. For Park Grove, Koolhaas and his team studied the history and geography of the Coconut Grove site, then designed the towers in response to both. The structures’ sleekly modern organic forms rise upward to reflect and respect the unique landscape on which they stand.

Shohei Shigematsu

Shohei Shigematsu leads New York-based OMA (Office for Metropolitan Architecture) and has been a driving force at the Rem Koolhaas-led firm since joining in 1998. A native of Japan, he now oversees OMA’s projects in North America, including such major cultural hubs as Milstein Hall at Cornell University in New York State, the National Beaux Arts Museum in Quebec City in Canada, the Faena Arts Center in Miami Beach, and the long-awaited extension to the New Museum in Manhattan. Shigematsu headed the design of the Park Grove development in collaboration with Terra, executing it with formal daring and sensitivity to the urban environment that surrounds it.

Shigematsu’s high-profile collaborations blur the line between architecture and art, as shown by a seven-screen pavilion in Cannes and New York City’s Marina Abramovic Institute for the Preservation of Performance Art. He has also repeatedly worked with the world’s foremost fashion houses, from Prada to Dior to Louis Vuitton, to imagine and realize creative installations and exhibitions for their spaces.

William Sofield

Distinguished interior designer William Sofield’s mantra is that “design must live as well as it looks.”

Inspired by historic precedents, he adopts Modernist principles to strike a balance between aesthetic impact and everyday comfort. Studio Sofield’s designers are adept at all phases of architecture and engineering as well as interior, graphic, and landscape design. For Park Grove, Sofield crafted subtle, elegant kitchens and bathrooms. The sense of ease and lightness that he envisions comes through in refined details and materials while always allowing a building’s natural context to speak for itself.
