In Grove Central, Terra saw the opportunity to leverage public transit and highway accessibility towards increased convenience for residents and visitors alike. The planned Underline linear park project coming to the area further reinforced the need to create an activated space. New-construction residences with smart amenities, on-site retail, a public plaza, and outdoor green spaces, all position Grove Central as a forward-thinking destination for tomorrow’s city dwellers.

Transit-Oriented Development

To mitigate growing traffic as the population of Miami continues to expand, Miami-Dade County has prioritized developments that encourage the use of mass transit as an alternative to highway commuting.

Terra is focused on advancing a sustainable and resilient development model that combines residential density, a balanced mix of commercial uses, and access to multimodal transit options. In doing so, Grove Central will demonstrate how one of Miami’s most important transit corridors can be maximized. It will fill a void for centrally located workforce-level housing that is not solely reliant on car and vehicle travel. It will provide a more seamless transition between the pedestrian experience and connected urban living. And it will provide revenue-generating opportunities for the county in the form of desirable retail space that offers a steady stream of foot traffic 365 days a year. The vision for Grove Central is that it will serve as the model for future development and mobility-oriented living, not only in Miami-Dade County, but throughout Broward, the Palm Beaches, and all of Florida.

Architecture & Interior Design

Designed by the globally recognized architecture firm, Touzet Studio. Grove Central is infused with a sense of movement, light, and texture across a cooperative campus of structures. The residential tower is set back from the Underline Park and retail thoroughfare near the main Metro station, with an open-air courtyard that is shaded by sculptural forms that follow the path of the sun during the day and direct breezes down to the street level. The position and configuration of the property encourages pedestrian flow in all directions as people move to and from the train and buses, the surrounding neighborhoods, or on paths deeper into Coconut Grove itself.

Touzet Studio’s work is often described as richly detailed, sensually modern, and mindful of very specific design solutions inspired by nature, culture, and technology. Its two founding principles, Carlos Prio-Touzet and Jacqueline Gonzalez Touzet were recognized by their peers in Miami as 2015 AIA Architects of the Year. The husband-and-wife team bring a wealth of design experience and a broad perspective from their many years in designing a variety of award-winning projects in Europe and Asia.
